Once you have signed up, you must complete Know Your Client (KYC) information before you can purchase any assets.
In order to complete this stage, please ensure you have the following documents ready as they will be required during this process:
Identification Document (ID) such as passport, driver's license or for UAE residents, your EID which must be used if you possess one. EIDs are mandatory for Dubai property token purchases.
Proof of Address (POA) document which should be a utility bill or bank statement less than 3 months old, or an official recent government document.
During the verification process, you will need to take clear photographs of these documents, of yourself (liveness check) and you will be asked to input personal information.
You will be guided through the verification process, and you should follow the directions given to you on the screen.
You will be presented with the following banner at the top of the client portal once you have signed in. You can either click “Verify Identity” on the banner:

Approval to Proceed
You will then be presented with the following popup box notifying you that you will be sharing sensitive information with Tokinvest. By clicking Continue you are agreeing to share this information and you will be redirected to our third-party partner, SumSub, to gather the information we require to meet our regulatory requirements.
Steps Identified
At this stage you will be given the details of the 4 steps you will need to complete.
The first step is to provide your identify document, you can either do this on a desktop by clicking “Continue on this device” or by switching to your mobile device by clicking on “Continue on phone”. If you click “Continue on phone”, you will be presented with a QR code which you will need to scan on your mobile phone in order to switch to that device.
You will then be presented with the following screen. Select the relevant identification you will be using and then click continue and then follow the directions on the second screen. It is often best to take a photograph of your identification with your mobile device rather than selecting to upload a saved copy:
Once you have added your document, click “Upload document” and then “Continue” on the next page:
At this stage you will be required to conduct a Liveness Check. It is important to be in a well lit room, sitting upright and ready to place your face inside the area indicated on your device.
Once your head is central, you will be asked to moved your head in a circle so that the system can take a number of photographs covering all angles of your face.
Once you have completed this phase, you will be presented with a page showing you have passed successfully:
Once you have completed this phase, you will be required to clarify certain questions, the details provided within this screen should align to the identification document you used during the first page.
The final stage requires you to provide a “Proof of Address” document. The requirements of which are given on the screen but they must be in your name, a recognised utility bill or bank statement less than 3 months old, or a Government ID document less than 12 months old.
Once you have completed this step, your information will be reviewed by the Tokinvest team.
Should everything pass the verification checks, your account will then prompt you to “Make first deposit”.
You do not need to do this immediately but you must do it ahead of being able to purchase any assets.
